It scans foreclosure filings, probate records, tax delinquency lists, divorce filings and absentee owner databases to identify desperate sellers. It automatically sends personalised outreach via email and SMS, follows up, handles objections and negotiates a below-market price verbally locking the seller into a deal. BUYER SIDE — Simultaneously Estavio hunts active cash buyers and real estate investors through investor databases, Facebook groups, BiggerPockets and LinkedIn. It pitches the locked deal to qualified buyers, negotiates the assignment fee and matches the motivated seller to the cash buyer. TEAM STRUCTURE: Scout Agent — scans public records, foreclosure filings, probate courts, tax delinquency lists and absentee owner databases daily to build a list of motivated sellers with property details, estimated values and owner contact information. Researcher Agent — builds a complete profile on every property including estimated market value, owner mortgage status, how long owned, neighbourhood comps and estimated wholesale profit margin. Seller Outreach Agent — sends highly personalised cold emails and SMS to motivated sellers presenting a fast cash offer with zero listing hassle, handles all replies and books them for a deal conversation. Negotiator Agent — handles seller objections, counters lowball resistance, creates urgency around their situation and verbally locks the seller at a below-market price ready for contract. Buyer Hunter Agent — simultaneously searches active cash buyer lists, real estate investor groups, BiggerPockets forums and LinkedIn for qualified investors actively looking for wholesale deals in the same market. Deal Matcher Agent — pitches the locked seller deal to qualified cash buyers, negotiates the assignment fee for maximum profit and connects both parties so the owner of Estavio only needs to sign the assignment contract and collect the fee. Reporter Agent — sends a daily deal pipeline report showing motivated sellers contacted, deals locked, buyers matched and estimated profit from each pending assignment. GOAL: Estavio should autonomously run the complete wholesale real estate pipeline from finding motivated sellers to matching cash buyers so the owner only signs the final contract and collects assignment fees of $5,000 to $50,000 per deal — completely passively.
