I want to build a web based AI tool that helps real estate and private market investors quickly analyse deals. users should be able to upload a project brochure (PDF) and input a few assumptions (purchase price, payment plan, expected rent, exit assumptions). The system should automatically extract key information from the document and generate a full investment analysis including IRR, Cash on cash return, payback period, and sensitivity scenarios. It should also highlight potential risks (eg. overpricing vs market benchmarks, unrealistic rental assumptions) and generate a clean, client - ready investment summary that can be shared via PDF or WhatsApp. The goal is to make deal evaluation extremely fast, simple and visually appealing for both professionals and retail investors. Some key features it should have are: 1) PDF Parsing (extract price, unit size, payment plan) 2) Manual override inputs (in case parsing fails) 3) Financial engine (IRR, csh flow protection, sensitivity tables) 4) simple dashboard (clean and investor friendly) 5) export (PDF, short 'client summary' version) 6)database of comparable deals.
